There are many ways to go about selling your land to a conservation organization. You can grant rights of first refusal to an organization. This gives a conservation organization the opportunity purchase the property for a given price within a specified period of time without competing bids by other potential buyers.
A bargain sale is the sale of property at less than fair market value. This benefits the buyer and seller. The seller receives a tax deduction by donating a portion of the property value to the conservation organization.
